ESTATE MANAGER

As the day-to-day face of the estate, you’ll need excellent communication and relationship-building skills, balancing operational oversight with long-term thinking, occupier care, and safety.

Your Responsibilities

  • Lead and oversee the operational management of the estate, ensuring the buildings and courtyard are maintained to the highest standards.
  • Develop strong, proactive relationships with a diverse mix of occupiers, acting as their first point of contact.
  • Coordinate all planned and reactive maintenance, managing contractors and service partners to deliver quality and value.
  • Monitor budgets, produce reports, and ensure efficient control of expenditure.
  • Ensure full compliance with Health & Safety legislation, carrying out regular audits, inspections, and risk assessments.
  • Support the delivery of estate improvement projects and contribute to long-term asset planning.
  • Maintain accurate documentation, logs, permits, and compliance records.
  • Champion a positive, community-focused culture across the estate.

About You…

  • Property/Facilities Management experience: Experience managing multi-occupied buildings or mixed-use estates, ideally with a hands-on approach and confidence overseeing both front-of-house and technical operations.
  • Financial Management/Budgeting: Ability to prepare, manage, and report on budgets, control costs, review invoices, and ensure value for money across services.
  • Health & Safety qualification – IOSH Managing Safely: Strong understanding of statutory compliance, risk assessments, safe systems of work, and best practice in estate safety management.
  • Managerial skills: Able to lead contractors, coordinate teams, prioritise workloads, and make sound decisions independently.
  • Tendering and Contractor Management: Experience writing scopes, procuring services, reviewing tenders, negotiating terms, and managing supplier performance to agreed KPIs.
  • Basic IT Skills: Confident using email, spreadsheets, work order systems, digital reporting tools, and basic property management software.

Desirable…

  • Fabric / Long-Term Costing: Knowledge of building fabric, asset lifecycle planning, and the ability to support long-term maintenance strategies.
  • Project Management: Experience delivering small-to-medium projects such as refurbishments, fit-outs, or capital improvement works.
  • Service Charge: Understanding of service charge budgets, apportionments, reconciliation processes, and stakeholder communication.
  • Environmental/Sustainability Management: Awareness of sustainability initiatives, energy management, waste reduction, and ESG-aligned estate operations.
