SENIOR BUILDING MANAGER

The successful candidate will ensure the building is managed efficiently, providing a safe, compliant, and high quality working environment for all occupiers while maintaining strong relationships with stakeholders, contractors, and neighbouring properties.
YOUR KEY RESPONSIBILITIES…
Occupier & Stakeholder Management
- Develop and maintain strong working relationships with occupier representatives, encouraging regular communication and transparency on all relevant building matters.
- Manage and coordinate interfaces with adjoining private and social housing blocks, working with residential managers and respective managing agents to ensure effective communication, access arrangements, and stakeholder alignment.
Financial & Budget Management
- Manage the production of the annual building service charge budget and ongoing management accounts, coordinating input from internal teams and ensuring adherence to agreed programmes.
- Monitor expenditure against budget and support cost control and financial reporting.
Health & Safety & Compliance
- Ensure Health & Safety procedures, emergency protocols, and safe working practices are established, maintained, and compliant with current legislation.
- Maintain a safe working environment for occupiers, staff, contractors, and visitors.
- Act as the Responsible Person in the event of an emergency, ensuring building incident procedures and risk assessments are communicated, maintained, and adhered to.
Operational Management
- Oversee the day-to-day management of the building, ensuring operational standards and service delivery are maintained across all building services.
- Act as custodian of all operational, health & safety, and financial procedures and ensure documentation is kept up to date with any amendments.
Contractor & Supplier Management
- Manage contractor procurement processes including tendering, appointment, and performance monitoring.
- Ensure contractors operate in accordance with contractual obligations, site procedures, and safety standards.
ESSENTIAL SKILLS…
- Financial Management, including service charge budget preparation and management
- Strong understanding of Health & Safety legislation and compliance
- Proven managerial and leadership skills
- Experience in tendering processes and contractor management
- Basic IT skills including reporting, financial tracking, and operational systems
DESIRABLE SKILLS…
- Experience with building fabric planning and long-term lifecycle costing
- Project management experience relating to building improvements or refurbishments
